Things Beverly will read for you and give a real opinion on: comparables, a contract, two competing offers, a call you recorded, and an inspection report.

Live, with limitsWorking today, with the limits named on this page. All five reviews are live and work wherever your house is. Four limits are worth stating. None of them is a licensed opinion. Each one reads the text of what you hand over rather than looking at pictures. One run is one language. And some of the dollar figures inside a valuation, an offer comparison and an inspection review were built on Texas rates, so they are labelled as a starting point rather than presented as yours.

These are the moments where a second pair of eyes is worth the most and is hardest to get. Each one takes something you already have and gives you back a written analysis you can act on or hand to a client.

Three limits on the valuation worth knowingIt reads the text of what you give it and does not look at photographs, so a report whose comparables are only in images will not work. One run is one language: a different language is a different run. And the way it adjusts one comparable against another was built against Texas metropolitan markets and Texas cost schedules, so outside Texas the range is only as good as the comparables you chose.
Where your state does and does not change these answersBeverly runs these reviews wherever your house is, and a handful of the dollar figures inside them were built in Texas. Which figures, and which states Beverly holds today, is set out on the which states Beverly works in page. Beverly never quietly swaps in a Texas number without saying so.
What a seller net figure is resting onThe net is arithmetic on figures somebody wrote down: the price, the concessions and the closing date come out of the offer, and the commission, escrow and the usual closing charges are researched averages rather than your title company's actual quote. Two of the lines are set state by state rather than averaged: the owner's title policy premium and the property tax split. Beverly prices both where the state itself fixes them, which today is Texas and Florida, and leaves them blank everywhere else with the reason on the line rather than filling them from another state. Two more things are not in any offer, because they are facts about the seller rather than the buyer: what is still owed on the home, and the annual property tax. Leave either blank and the answer says so on the card instead of quietly using zero. It is an estimate to compare two offers with, never a closing statement.
Two lines on the net sheet are set state by stateThe owner's title policy premium and the property tax proration are not national figures. Beverly prices both for Texas and Florida, where the state itself fixes the rate and the tax year, and leaves them blank everywhere else with a line saying which state the sheet is for and what it could not work out. That is on purpose: most states let each title company file its own rate, so there is no single correct number to hold, and the direction of a tax proration reverses in parts of the country, so a guess does not produce a slightly wrong figure, it moves money the wrong way. Every other line on the sheet is the same arithmetic in every state.
What these are notNone of these is a licensed opinion. A valuation is not an appraisal, a contract review is not legal advice, and an inspection review is not an inspection and will never tell you a system is safe or what a repair should cost. Beverly says so in the output too, not just here.
